Our 3 Select timbers used in our house production are
Bangkirai, Merbau & Ulin
Bangkirai is used for the ; floor, walls, and roof structures, flooring & decking
Merbau is used for all door & window joinery components
Our patented roof cover system uses Ulin Wood (Sirap)
Both Bangkirai & Merbau have been tested and approved for in ground use in both Hawaii & Australia, as 2 of the most naturally durable and borer resistant materials to borers in the world.
Our Bangkirai, Merbau & Ulin timbers will last centuries and are superior to any other building timbers on the market. Our company is one of the only organizations to carry full license rights and subsequent documentation for the processing and exporting of these timbers in the form of modular housing from Bali

Complete Surround Post & beam Construction
Elevated Floor structure 3ft AGL, dble bearers & joists at all posts
Bangkirai 1" Secret nail flooring & Decking in standard continual lengths up to 13ft
Structural double clad walls , studs 16" on center with 3/4" T&G Bangkirai exterior siding pre-installed over Galv bracing & tensioners and external vapor barrier
Interior Drywall lining is optional in supply up to 1/2"
Exposed cathedral pre cut , assembled and finished roofing systems, with all rafters detailed, & 16" on centers
Roof underlay options including: Shiplap Bangkirai starter boards, Treated Rattan, or drywall.

Our prefabricated Ironwood Roof covers come complete with our BaleMaker™ Roof Solid Ridge and hip covers
Our roof systems can also support Zincalume, Terracotta Tile & Synthetic Alang Grass materials
All doors & windows are manufactured in Kiln Dry Merbau, prefinished,
prehung, and prefitted with Q'Lon all weather sealing systems.
All doors and windows come complete with brush stainless European hardware.
Aluminum/Merbau Timber fly screens and screen doors are optional
Frosted glass window and door Transom lights complete
with Japanese style timber motifs are also optional in supply.
Carved doors and windows are also optional in supply.
All house timber items including, structural and doors and windows are Prefinished
(Excepting flooring and decking which is to be cut & sanded onsite during installation)
All houses are designed to Cyclonic resistant ratings, and come standard
with our unique design range of Tiedowns, ridge joist and rafter clips, and cyclonic ties.
All fixings including bolts, screws, come in standard galvanized finished (S/S Optional)
All of our houses come with complete architectural drawings for county submission,
as well as our BaleMaker™ detailed assembly drawings
Tropical hardwood Kitchen ,vanity & Walk-in Robe fit outs are standard with
optional upgrades available.
Wet area flooring options include, Marble, Stone Tile, Mosaic & Hardwood Timber.
Also available interior design and furniture packages, manufactured here in Bali, and
landscaping design and materials supply packages including, fountains,
carved stone relief's, statues, ponds, and other water features

Our rendering staff can develop specific 3DsMax concept renders for your house,
interior & exterior features to assist you
